Conventional wisdom says the holidays are the time to pull your home off the market, wait for the new year, and try again in the spring. In much of the country, there is some logic to that — snow, early sunsets, and frozen driveways do not make for easy showings. Phoenix is not much of the country. When the rest of the nation is scraping ice off windshields, the Valley is entering its most comfortable stretch of the year, and that changes the calculus for sellers.
Here is why selling a home in Phoenix during the holidays can be a smart move — and how to do it well.
Why Selling a Home in Phoenix During the Holidays Can Work
Less competition from other listings
Many sellers instinctively wait until after the new year to list. That instinct works in your favor if you do not share it. When fewer homes are competing for attention, a well-prepared, well-priced listing stands out more clearly — in online search results, in agent showing schedules, and in buyers’ minds.
The buyers who are looking are serious
Nobody tours homes on a December weekend for entertainment. Buyers who make time for showings between holiday gatherings tend to have a reason to move — a job relocation, a lease ending, a growing family, or a desire to settle in before the new year. Those buyers are often motivated, prepared, and ready to make decisions.
The weather is on your side
Mild days and clear skies are exactly what out-of-state buyers picture when they imagine life in Arizona. Winter visitors and relocating buyers touring the Valley this time of year experience Phoenix at its best — patios usable, pools sparkling, mountain views crisp. Your home gets to show its outdoor living spaces in the season that makes them most appealing.
Holiday Staging: Festive Without the Clutter
The goal of holiday staging is to make your home feel warm and welcoming without making it feel like your home — buyers need room to picture their own lives in the space.
Decorate lightly
A simple wreath, a modest tree, and a few seasonal touches can make a home feel inviting. Oversized displays, crowded mantels, and boxes of decorations stacked in the garage do the opposite. They shrink rooms visually and pull attention away from the features you want buyers to notice. When in doubt, scale back, and keep decor neutral enough to appeal to buyers of all backgrounds.
Show off the outdoor living
In Phoenix, the backyard is a selling point most other markets cannot match in December. Clean the patio, arrange seating around the fire pit or outdoor fireplace, add warm string lighting, and make sure the pool and landscaping look their best. A buyer who can picture an evening outside in a light sweater is a buyer who is falling for the house.
Plan for listing photos
Holiday decor dates your listing photos. If your home stays on the market into January, a tree in every photo makes the listing look stale. Consider photographing the home before decorations go up, or keep decor minimal enough that the photos stay timeless.
Showing Your Home Around the Holiday Calendar
The biggest challenge of a holiday listing is logistics. Hosting family, traveling, and keeping a home show-ready all at once takes planning.
· Set showing windows in advance that work around family events and travel
· Let your agent know which dates are unavailable so buyers are not turned away unexpectedly
· Keep gifts, travel bags, and guest bedding organized and out of sight
· Store valuables, medications, and personal documents securely during showings
· Keep the home comfortable and well lit for evening showings, since days are shorter
Flexibility matters. Every showing you decline is a buyer who may move on to the next home on their list.
Price It Right From Day One
A holiday listing is not the time to test the market with an aspirational price. Motivated buyers this time of year are comparing homes carefully, and they are often working against their own timelines. A home priced in line with current comparable sales draws attention quickly. A home priced above them tends to sit — and a listing that lingers through the holidays and into the new year can raise questions for buyers about why it has not sold.
Ask your agent for a current market analysis built on the most recent sales in your neighborhood, not on what homes sold for a year or two ago.
Think Through Your Closing Timeline
Holiday schedules affect more than showings. Lenders, title companies, appraisers, and inspectors all work around holiday closures and staff vacations, which can stretch timelines. Build a little extra time into your contract, keep your paperwork organized, and stay reachable even when you are traveling. If you need to close before or after a particular date, discuss it with your agent up front so the offer terms reflect it. Many sellers also find that a flexible closing or a short rent-back makes their home more attractive to buyers who need to coordinate their own move.
What This Means for Phoenix Sellers This Holiday Season
For sellers who are ready, the holidays can be one of the most effective times of the year to list in the Valley: less competition, motivated buyers, and weather that shows off everything Phoenix living has to offer. The sellers who succeed this time of year are the ones who stage lightly, stay flexible on showings, price to today’s market, and plan around the holiday calendar.
For sellers who are still deciding, the next few weeks are a good time to get a clear picture of what your home is worth and what preparation it needs — whether you list in December or wait for spring.
